Ponding water. Flat roofs aren't perfectly flat — they're built with a slight fall to direct water to an outlet. Where that fall has degraded, or where the roof was never built with enough fall to begin with, water sits (ponds) for extended periods after rain rather than draining away. Membrane blistering and cracking. UV exposure and thermal movement — the roof expanding and contracting as temperature changes — cause membranes to blister, crack, or lift over time. Felt is the most prone to this; EPDM and GRP are considerably more resistant but not immune, particularly at old age or with a poor original installation.
Upstand and abutment failure. Where a flat roof meets a wall, parapet, or another roof surface, the membrane has to be properly dressed up and sealed at that junction. This is one of the most common places for a flat roof to fail, because it's a more complex detail than the flat, open sections and easier to get wrong during installation or for a seal to fail over time.
Seam and joint failure. Felt roofing, built up from overlapping sheets, has more seams than EPDM or GRP, and seams are where failure most commonly starts — particularly on older felt roofs that were torch-applied rather than properly bonded.
