Why South London Has So Many Flat Roofs

Decades of property expansions — from Victorian terraces extended out the back, to 1930s semis having garages built alongside them, to modern loft dormers — have left South London with a vast amount of flat roofing.

Across areas like Dulwich, Bromley, and Croydon, flat roof failure is consistently one of our most common call-outs. Traditional mineral felt simply wasn't designed to last indefinitely, and thousands of roofs installed in the 90s and early 2000s are now hitting the end of their operational lifespans.

Diagnosing a flat roof leak requires specific expertise because water behaves differently on a flat surface than on a pitched one. A damp patch spreading across your kitchen ceiling might not be directly beneath the tear in the felt. Water can travel metres along the timber decking before finding a joint to drop through. That’s why Harvey insists on a proper physical inspection rather than just slapping mastic over the spot where the damp first appeared.

⭐⭐⭐⭐⭐ Really pleased with the work carried out on the guttering around my bungalow. From start to finish, they were professional, friendly and reliable. The job was completed to a really high standard, everything was left clean and tidy afterwards, and the new guttering looks great. It’s refreshing to find someone who takes pride in their work and does exactly what they say they’re going to do. Very reasonably priced as well. Would definitely recommend and wouldn’t hesitate to use them again. Thanks again for a great job!

Harvey and his team recently re-felted, re-battened and completely replaced our roof, and I couldn't be happier with the service they provided. From start to finish, communication was excellent. Harvey was a pleasure to deal with, always available to answer questions and keep us updated throughout the project. The team worked incredibly hard and managed to replace the entire roof in just one day, which was amazing. There were a few unforeseen complications along the way that were completely outside of their control, but Harvey dealt with everything quickly, professionally and without any fuss, giving us complete confidence that the job was in safe hands. The quality of the work is excellent, and the whole process was far smoother than we could have hoped for. I would highly recommend Harvey and his team to anyone looking for a reliable, hardworking and professional roofing company. Thank you, Harvey and team, for a fantastic job! 👏🏠

Flat Roof Systems — What’s Right for Your Property?

When repairing or replacing a flat roof, you have three primary material options. We supply and fit all three, advising you on the best fit for your budget and property:

  • Traditional Mineral Felt (Built-up Torch-on Felt):

The most common and lowest-cost system, typically lasting 10–15 years. It’s a practical, budget-conscious choice for basic garages or sheds. However, because it relies on overlapping seams melted together, it is the system most prone to blistering, cracking, and eventual seam failure.

  • EPDM Rubber (Ethylene Propylene Diene Monomer):

EPDM is a highly durable, flexible synthetic rubber membrane. Because it is installed in single, seamless sheets glued to the deck, it eliminates the weak joints where felt usually fails. It easily handles the thermal expansion and contraction of British weather and boasts a lifespan of over 25 years. It’s the ideal upgrade for residential extensions.

  • GRP Fibreglass (Glass Reinforced Plastic):

GRP forms a completely seamless, ultra-tough, rigid shell over the roof. It is highly resistant to foot traffic, making it the only choice if your flat roof doubles as a terrace or balcony. While it is a premium option upfront, it is incredibly durable, looks fantastic, and will likely never need replacing in your lifetime.

Common Causes of Flat Roof Failure

  • Ponding Water:

Flat roofs aren’t actually flat — they must be built with a slight "fall" (gradient) to direct rainwater into the gutters. If that fall was built incorrectly, or if the roof decking has sagged over time, water pools in the centre. If water sits ("ponds") for more than 48 hours after rain, the weight and temperature fluctuations rapidly degrade the membrane.

  • Membrane Blistering and Cracking (Solar Degradation):

Constant UV exposure from the sun dries out the bitumen in traditional felt. Over years of expanding in summer heat and contracting in winter frost, the felt blisters, turns brittle, and eventually cracks open.

  • Upstand and Abutment Failure:

Where a flat roof meets a vertical brick wall, the membrane must be turned up (the upstand) and protected by a lead flashing chased into the brickwork. If the lead is missing, or the felt pulls away from the wall, rainwater runs straight down the brick face and directly into the room below.

  • Edge Trim and Drip Edge Detachment:

The perimeter edges of a flat roof take heavy wind loads. If the timber fascias rot, or the metal edge trims pull loose, wind forces driving rain underneath the felt layer, lifting it right off the decking.

Recent Flat Roof Upgrade: Extension in Bromley

The Problem: A 15-year-old torch-on felt roof over a kitchen extension had developed deep blisters and was leaking around a roof lantern during heavy downpours.

The Diagnosis: The old felt had perished, and the original timber decking underneath had absorbed water and turned to mush, meaning a simple surface patch would not hold.

The Solution: We stripped the roof entirely, replaced the rotted OSB decking boards to restore a solid structural base, and installed a single-ply EPDM rubber membrane. We finished the edges with neat uPVC trims and chased fresh lead flashing around the base of the roof lantern, ensuring a completely watertight seal guaranteed for years.

Flat Roofing FAQ's

My flat roof is leaking, but I can’t see any obvious rips in the felt. What’s wrong?

Water travels underneath the membrane. It can enter through a failed seam on the opposite side of the roof, run along the timber decking, and only drip through your ceiling where it finds a joint in the plasterboard. We trace the structural entry point rather than guessing based on the indoor stain.

Is ponding water on my flat roof an urgent problem?

Yes, if it sits for more than 48 hours. Standing water acts like a magnifying glass for UV rays and places immense weight on the roof structure (one square metre of water 10mm deep weighs 10kg). It significantly accelerates membrane failure.

How do I know if my felt roof needs a patch repair or a full replacement?

If the roof is under 10 years old and has a single puncture or split seam, a repair is usually viable. However, if the roof is 15+ years old, feels "spongy" underfoot (indicating rotted decking), or has multiple blisters, patching it is a false economy. Replacement is the only long-term fix.

Can you lay a new flat roof over the old one?

We rarely recommend "over-boarding." If the original roof has leaked, the timber underneath is likely damp. Sealing a new roof over wet timber traps moisture, leading to structural rot from the inside out. We strip roofs back to the joists to ensure the foundation is 100% solid.

Do you repair flat roofs on garages as well as house extensions?

Yes. We repair and replace flat roofs on rear extensions, dormer windows, garages, porches, and outbuildings across our entire service area.
